The total building area is 78750 sft which is permssible under VB

Total area=3625+2880+1000=7505 sft

Fourth story will not be permissible, becuase the construction type is already specified as VB, so except for the requirement of 3 stories, it satisfies all other requirements. In case if he wants to develop it as planned, then the construction type must be changed to satisfy all other requirements
