It is an integrated procedure which comprises of the persons, organizations, techniques, & processes utilized to effectually identify, compute , obtain , speed up , examine , transport, store & preserve the equipment/ materials, & linked info across the life cycle of a construction project. The aim is to ensure that the correct quantity & quality of materials / equipment are procured in an effectual way, acquired at a reasonable expenditure & available whenever required. The execution of a wide-ranging materials management system plays an important role in more-expectable project results, lessened expenses, enhanced quality& productivity , & safer working conditions . This renders the early & thorough involvement of materials management in construction projects vital

There are many factors that would reduce the operational cost during the construction process and also helps in speed up the process of construction which leads to success of the project. One of the best example I can provide is a better function design.

Function design – A good functional design can reduce the operating cost in many ways. Functional design is the blueprint of the entire project which includes what is to be done when and the deadlines of the project and also it indicates the cost being involved in each of the process. A good function design helps in avoiding the delay of work which could directly impact the cost of labour. In a big projects delay of work is quite common and also it leads to a lot of unanticipated operating cost by paying daily wages to the labours. Another important thing is a good functional design does not hamper the design of the project \ design of the building. In the initial functional design itself, design of the building or design of the blueprint is finalised and make a proper agreement on the design, it helps in avoiding the unnecessary cost being involved in redesign \ reconstruction of the building.

There are couple of other things which needs to be considered during the functional design phase

  1. Ensure that during the design phase itself gather all the information possible like supplier, contractor, labour, wages to be paid to ensure there are no issues further

  2. Also there has to be a responsible person for each department to ensure that responsibility is take care off

The above said points are really important to ensure that operating cost really gets reduce in any construction process.
