1. What is Illegal Use (For Land In appraiser)

Homework Answers

Answer #1

ILLEGAL USE :

An illegal use of a Land in/under appraisal would be defined as use beyond the legally permissible use of the land. The best assessment of the illegal use can be valued or judged through variance or changes which are legally non-confirming use of the land. All the situations and assumptions should be clearly spelled out in the appraisal report towards the use or misuse of the land. The zoning details and best use synthesis should be properly mentioned in Appraisal report.
