r will be as follows:

= 12% / 12

= 1% or 0.01

So, the monthly payment will be as follows:

$ 20,000 = Monthly payment x [ (1 - 1 / (1 + 0.01)60 ) / 0.01 ]

$ 20,000 = Monthly payment x 44.95503841

Monthly payment = $ 20,000 / 44.95503841

Monthly payment = $ 444.8889537

So, the principal payment will be as follows:

= $ 444.8889537 - $ 20,000 x 0.01

= $ 444.8889537 - $ 200

= $ 244.89
