According to bid rent theory which is a geographical economic theory states that more the accessible area(to various facilities like,markets,malls,schools which are generally located to central locations), more is the price of the land.
The theory says that different land users will compete for lands closer to city centre as demand of these lands are more due to more accessibility. The demand is more,lands will be used more intensively and the area becomes very dense close to central locations. Also, the price of these lands are very high as people are willing to pay high to get the land closer to central locations.
