Even if a property description meets the legally sufficient test,a surveyor needs to go to the additional effort to write a much longer and detailed description.because the legal description is an equally important tool for surveyors.A legal description of a property is a way to accurately pinpoint where the particular piece of property is located.It is based on some township grids and may use a combination of alphabetical and numerical abbreviations to locate the particular land.

If a surveyor use an address to survey there may be chances of wrong address.But unlike the property address ,legal description is a totally unique identifier for properties.The description gives important instructions to the surveyor .The three main types of legal descriptions are,1.LOT AND BLOCK 2.METES AND BOUNDS 3.FRACTIONAL.
