Rate of division of cell is determined by the renewal of tissue. Tissues are renewed from stem cells. Epithelial tissue are the site where Most human cancers arise. In various organs like skin and intestine the epithelial layer will continuously renew.

Also, the cells which are present at the surface of epithelial layer dies throughout life and by new cell division old ones are replaced. Variois replacement cycle is undergone and which allow the lineage to pass from various generation and these lineage are capable if undergoing mutation and will progress to cancer.
