What would be your steps to test the center for impairment and then calculate the impairment if needed? You do not have enough information to actually calculate the impairment - just describe how you would.

Under Scenario 2 (completely independent of scenario 1), Bon-Ton estimates that the center can be remodeled into an indoor sports facility. The remodeling would cost $10 million and the resulting building would sell for $25 million. What would your steps to test for impairment of the center and what would be the amount of impairment if needed?

For testing impairment for tangible asset, test of impairment compares the CV > Non discounted future cash flows

CV= 62 million - 36 million

= 26 million

and Non discounted future cash flows = 200,000 *12 *10

= 24 million

Since CV (26 million ) > Non discounted future cash flows (24 million), the asset is impaired

For calculating the Impairment Loss, CV- FV is used. Since FV is not provided we will not be able to calculate the Impairment loss.

Scenario 2:-

Since 10 million is incurred in remodeling , assuming it as capital expenditure, new CV would be (26 + 10) million = 36 million

Steps to test imapirment:

1) CV > Non discounted future cash flows

2) impairment amount = CV- FV

= 36 -25

= 11 million
